We would anticipate the project having five major phases: Master Planning, Schematic Design, Design Development, Construction Documents, Bidding and
Construction Administration. Although work sessions with the building committee are important throughout the project, they are especially critical during the formative

Schematic Design   Design Development   Construction Documents   Construction Administration  
Create a schematic site and floor plan for review and discussion with the client and obtain an estimate from a contractor.  
Determine final configuration and character and coordinate with all applicable engineers. We would also receive another estimate from a contractor.
     
Create working drawings and specifications for permitting and construction. A final price for construction would be offered at this time by a contractor.
     
Represent the owner during the construction of the building
