Architectual Services
For most architectural projects, we anticipate working through five major phases. The following outlines our work phase by phase:
Schematic Design Phase
- Creation of a schematic site and floor plan for review and discussion with the client along with an estimate from a contractor.
- Conducting work sessions with the client to determine the optimum building zoning diagram for a design with optimizes area use.
- Studying vehicular and pedestrian circulation to ensure proper building access and flow.
- Reviewing alternative structural and mechanical systems with regard to cost, maintenance and long-term energy costs.
- Preparing schematic design documents that include: concept diagrams, detailed preliminary site plans, color-coded floor plans, concept elevations and sketches, working models and estimated costs.
Design Development Phase
- Determining the final configuration and detail character of the building.
- Coordinating with mechanical and engineering consultants to finalize mechanical systems, lighting and other building systems.
- Finalizing selection of structural system and setting of column spacing, as well as selection of mechanical system and life cycle comparisons of alternate systems.
- Preparing and reviewing interior and exterior lighting plans.
- Verifying selection of major building materials.
- Preparation of design development documents including: site plan with building location, sidewalks, parking and drives; 1/8” scale floor plans; 1/8” scale elevations and building sections indicating ceiling heights and interior and exterior materials; preliminary structural, mechanical and electrical engineering drawings; statement of probable construction cost clarifying cost relationships and alternatives.
Construction Document Phase
- Preparing construction documents upon approval of the design development documents. These documents consist of working drawings and specifications describing in detail the requirements of the building for construction.
- Careful attention is paid during this phase to ensure thoroughness and completeness of the drawings.
Bidding/Negotiation Phase
- Discussions are held with the client about selection of the contractor for the project (i.e., competitive bid, negotiated contract, fee bid and other details).
- Assistance to the client is provided in this phase, including preparing contracts for construction and the contractor selection process.
Construction Phase
- During the construction process, HBL Architects represents the client.
- Frequent visits are made to the site to monitor construction progress (including weekly and/or bi-monthly job meetings).
- HBL Architects oversees that work is proceeding in accordance with contract documents. We review shop drawings, make supplemental drawings as required, and review the progress and quality of construction with appropriate representatives.
- When construction is complete, HBL Architects will issue a certificate of completion.
Budget Tracking
From the beginning of the project, HBL Architects monitors the schedule and cost estimate and makes appropriate updates as the scope of the project is refined. HBL Architects is proud of our excellent track record in meeting our clients' schedules and staying within their budgets.
