Master Planning Services
Many steps go into each planning phase of landmarks designed by HBL Architects:
Programming Phase:
- Meeting with the client to define overall goals and objectives and review preliminary information.
- Preparing a questionnaire specifically for each group within the client’s organization to grasp current space utilization, as well as gain information about future growth.
- Reviewing the questionnaire with representatives of each group to discuss current and long-term space needs.
Site Analysis Phase
- Collecting and analyzing relevant site data including image, sun orientation, adjacent land usage, access, parking, utilities and more.
- Investigating local, state and national building codes.
- Preparing and reviewing various master plan zoning schemes to establish optimal relationships between activities and utilization of the site.
- Refining and documenting the approved Master Plan scheme including site plan, floor plan and exterior elevations to show architectural character and the final program.
- Identifying the first phase of construction and preparing the preliminary cost estimate.
Master Planning Phase
- Conducting work sessions with the client to determine the optimum building zoning diagram for a design which optimizes area use.
- Studying vehicular and pedestrian circulation to ensure proper building access and flow.
- Reviewing alternative structural and mechanical systems with regard to cost, maintenance and long-term energy costs.
- Preparing conceptual design documents, including: preliminary site plans, color-coded floor plans, concept elevations and sketches, working models and preliminary statement of probable cost.
Rendering and Presentation
- Assembling a graphic representation of the Master Plan.
- Meeting with the client to review the plan and discuss alternative building configurations and design concepts after the Master Plan is finalized.
During every phase, we closely monitor costs of the project to maintain conformity to the client’s budget.
